Online articles often reduce HELOC eligibility to a minimum credit score or maximum loan-to-value. Those figures can be useful orientation, but they are not a complete approval model.
Equity and lien position
The lender estimates the property value and reviews the mortgage and other liens already recorded against it. Combined loan-to-value compares the total debt secured by the home with its value. A lower requested line can improve the ratio, but property type and location also influence eligibility.
Credit profile
Underwriting looks beyond a score. Payment history, recent late payments, utilization, new accounts, public records, mortgage history, and the depth of the file may matter. Avoid opening unnecessary new credit or moving balances simply to manipulate a score during an application.
Verified ability to repay
Income must be documented under the applicable program. The review can include employment, self-employment, retirement or benefit income, rental income, assets, and existing obligations. Consistent deposits alone do not automatically establish qualifying income.
Property and insurance
The lender may use an automated valuation model, property condition report, desktop review, or appraisal. Property insurance is required, and flood insurance may be required when the home is in a designated flood zone.
Soft pull versus full application
Checking potential rates and terms can involve a soft credit pull that does not affect your score. Continuing and submitting an application may require a full credit report, which is considered a hard pull and may affect credit.
Prepare the full story: property, liens, income, debts, credit, and purpose—not one isolated number.
