“No appraisal” usually means no traditional full interior appraisal—not that the property value goes unchecked. Lenders still need a supportable value and may use several valuation methods depending on the property and file.
Automated valuation models
An AVM estimates value using property records and market data. It can make the process faster when the property and available data fit the model. If confidence is insufficient, another valuation method may be required.
Condition and desktop reviews
A property condition report may verify that the home is in at least average condition. A desktop appraisal or review can combine public data, comparable sales, photos, and other documentation without a traditional visit.
When a full appraisal appears
Unique properties, limited comparable sales, high requested leverage, conflicting data, or condition questions can trigger a full appraisal. County, product, and investor rules also matter.
Prepare without trying to influence value
Make the property accessible if an inspection is required, complete obvious safety repairs, and provide accurate information about permitted improvements. Do not pressure the appraiser or rely on online estimates as proof.
- List material improvements with dates
- Keep permit records
- Correct public-record errors
- Ask how a reconsideration process works
Value is verified, even when the process is lighter
Ask which valuation method is expected, whether a charge applies, and what happens if the automated value is unavailable.
